When it comes to making money in the business of flipping houses and other real estate investments you will find all kinds of do's and don'ts along the way. The truth of the matter is that these are extremely useful whether this is your first house flip or you have been flipping houses for years. In fact you might just find that you can learn something new on occasion by reading lists such as this even if you've been flipping houses for years and have many successful flips under your belt.

1) Don't forget to check out the neighborhood before you buy. You will want to make sure that the property you are considering is a good fit for the neighborhood. You should also take the time to make sure that the plan you have in mind for the property will match well with the other neighborhood residents in order to guarantee a quicker sale.

2) Don't blow your budget without just cause. Your budget is what you used to determine whether or not the house would be a profitable venture. If you blow your budget and cannot recover the extra money you've spent in the selling price on the house you will have seriously cut into your profits if not eliminated them all together. The goal in property flipping is to get in and out quickly and spend as little money as possible in order to make as much money as possible.

3) Don't forget to set daily goals and hold yourself accountable to those goals. If you don't reach your goals for the day it can set the entire project back by as much as a month depending on the goals and what has to be rearranged as a result. Stick to your timeline and your daily schedule in order to avoid potentially costly delays in time and money.

4) Don't neglect the exterior. Curb appeal is what brings buyers into the property. If you spend all your money, time, and effort making improvements to the exterior of the home you will have little left to make the outside appealing to potential buyers. A homebuyer is in the market for the entire package. A home that looks run down on the outside leaves the impression of being neglected on the inside and many potential buyers will never walk inside if the outside looks forlorn.

5) Don't spend money you don't need to spend. While it would be great to put in granite countertops and gourmet kitchens into every home it isn't always practical and this is often money that will not be recovered, particularly in homes that are in marginal neighborhoods. If you want to get the most for your money avoid costly expenses that aren't exactly necessary for the successful completion of the flip. Resurface bathroom fixtures rather than replacing them if possible and use new cabinet doors or hardware rather than adding new cabinets all together to cut down on expenses. In other words, salvage what you can, fix what needs to be fixed, and add a few cosmetic touches before moving on.

The market for real estate is a very fickle market. Avoid risking too much time and money on a property that isn't going to recover those added touches and expenses. Instead hold onto those ideas for higher end flips once you have a few successful flips under your belt.

Writing articles.....and publishing good keyword rich content on a consistent daily basis is imperative to earn online success. It takes a commitment to write an article that will have new meaning and effectiveness day after day. The more you write, the better you become at writing. Learn to write....by writing. Write as if you are talking to someone, and your own style will become powerful.

Having a strong Spiritual foundation makes this process manageable for me. The first thing I do everyday....read the Bible for at least 30 minutes with no interruptions. After my meditation....my mind is clear and in gear, and refreshed for my work activities for the day. Put first thing first in your life. The rest will fall into place like a puzzle.

Have a regular time slot for research....writing....and posting articles. This must be a top priority in your daily activities. One of the biggest pitfalls is to put off your writings until later in the day. Not writing the first thing in the morning, results in the failure to write at all. Commit to write early in your daily routine, otherwise all the other cares of life take over your time. Without consistent new content being written and published daily....your marketing endeavors will cease almost immediately.

Every time this part of my daily structure is interrupted....my day is out of step....for the rest of that day. My next step is to get my important e-mails out of the way. Don't spend time on reading junk emails. Stay focused. Take care of business by making a list of events that need to be accomplished. Put activities in order of importance. Stay focused on that project until the project is complete. Then go to the next project.

Devote some time during your daily routine to learn something new, and then phase that new idea or procedure into a regular part of your daily routine. After a few days that new idea becomes an unconscious part of your daily activities.

If I don't follow this simple plan, I become stagnant in my efforts to stay focused on the procedures and routines I have established. It takes discipline every day to keep the mind sharp and focused. If you don't stay focused....its like a dog chasing his tail. He can't catch his tail and he gets dizzy and has to quit this stupid act. May we all learn from that simple example! Stop going in circles and focus on the goals you establish for yourself. Stop chasing rainbows and get rich quick schemes.

The key to your success lies firmly in your hands. You can flounder all over the internet and waste a lot of money....looking to find a Magic Button. Forget it my friend....there is no such thing. It takes effort to make it happen. Commit the time necessary to make it happen. Each of us is different and our learning curve is sometimes challenged....however....we each need to sit down and talk to ourselves and evaluate exactly where we stand today and where we want to go in the future. Where do you want to go? Are you happy with your accomplishment of today? Re-evaluate your position and make the changes necessary to accomplish what is important in your life. Without good direction you will loose your way quickly. We will end up like the dog chasing his tail, right back where you started from. Dizzy....confused and the need for a plan....which you still have to implement. Stop wasting time and money and "get r done".

Make a plan….follow that plan, until the plan needs some adjustment. Patience is a virtue. Rome was not built in a day....neither will your success on the internet happen overnight....be patient. Don't be afraid to ask for help if you run into an obstacle or loose your way. There are individuals who are trained and willing to help you succeed in your online marketing challenges.

Solar Energy-The Future of Generating Energy For The Home

Solar energy for residential houses is nothing new. It has just been relegated to the background in lieu of rising cost of real estate; newer more advanced building materials, design and the limitation of resources.

Since man started building homes, sunlight played a major influence in the design. In fact, even in the more advanced urban planning method of the Ancient Chinese and Greeks, the orientation of the buildings is as much as possible directed towards where it could capture the most sunlight.

The ancients might not be as intellectually sophisticated then to use catch phrases as passive solar and thermal mass but when they build, they were building in compact proportion, employing overhangs, producing insulations and building in manners that direct the airflow within the structure and producing well lit, well ventilated spaces using the relative position of the sun to the orientation of their structures.

Lately, as the conventional sources of energy became more expensive, homeowners were once again turning to the sun for energy requirements.

Since the 1950's, harnessing the sun's rays has been developing and today the solar cell technology has achieved very efficient levels that modern (so-called green house) designs apply the sun's power to provide energy for the home.

While solar energy is free, the device that will convert it to run our appliances is not. To provide solar energy for the home, solar cells called photovoltaic made from semi-conducting materials, are grouped into modules. These solar panels are mounted on rooftops, yards or open spaces where it can capture the maximum amount of sunlight.

Whenever possible, the panels will be installed facing south to get the most out of the sunlight but tracking systems are also used to follow the direction of the sun. The solar panels collect the energy from the sunlight. The process basically is that when the panels are exposed to sunlight, the electrons are separated form the atoms. This movement of the electrons creates electricity.

To store power, pumps are often used - circulating water in the cells. The water goes into a storage tank where the power is stored, ready for use. Sometimes, the use of gravity is employed if it will just the same store the heated water in to the tank.

In spite of all the development in solar energy though, the use of this technology is not enough to provide power to the whole house. The best method so far can only fulfill about 80% of a households power needs. The employment of solar energy for the home will still require the use of the conventional power distribution method.

Powering the homes by solar means will still, for a while be augmented by a local power distribution agency. To many, this is already a good starting point. Homeowners that feel that the high cost of powering their houses through solar power, is justified when compared to the price that is now being paid for conventional electrification method where horrendous amounts of CO2 are being dumped into the atmosphere just to generate a pitiful amount of electricity.

However, due in part to the rising costs of energy, the technology for solar energy has been undergoing rapid phases of development. Experts are confident that within five years, powering the home through the solar method will be made widely available for those who prefer it as its sole energy source.
